Ready to Buy a New Home?

Purchasing a home can be one of the most exciting times in your life, but it can also be a very stressful one.  And for most people, it is the most expensive purchase you will ever make.  There are many steps to the home buying process so you need a professional on your side to make sure you have a successful transaction and that the process is as smooth as possible, this is where a REALTOR comes in to play. Below are the most important items you need to know before embarking on this roller coaster of an adventure!

1. Know what you can afford before you start looking.

The most important thing to do before beginning your new home search is to speak to a mortgage lender and get pre-approved.  As a buyer, you need to know exactly what you can afford before you even start looking.

I’ve seen many people become heartbroken when they find out they cannot afford a home that they have fallen in love with.  Also, if you think you might not be able to afford a home now, a mortgage lender can guide you with ideas on how to improve your credit score, improve your debit to income ratio, and create a checklist of steps to take to set you on the right path to home ownership.

Not only is pre-approval important for knowing what you can afford, but having a letter from the lender to include with your offer makes you stand out in a multiple offer situation.  With today’s fast-paced market, there is no time to wait on getting approved, you may lose the house.

MP's Pro-Tip:

Don’t just look at the purchase price that you are pre-approved you for, look at what your monthly payments will be.  This is the number that you will have to live with month to month and fit into your budget.  No one wants to become “house poor” and not have extra money for live style extras.

2. Find a Real Estate agent to work with.

Now that you know what your price range is, it is time to start looking.  But before you begin, you will need to find a Real Estate agent to work with and represent you during the home buying process.

There are different types of agency, but, a buyer’s agent will work with you to guide you through the steps of buying a house and act solely on your behalf.  They owe all fiduciary duties of agency to you. As a buyer’s agent, they will help you search for the right home, evaluate the value of that home, negotiate and guide you through the process up until settlement, which is quite detailed.

As a buyer, it is your decision as to which agent you enter into this agreement with.  They will be by your side until the end, so make sure you choose someone you enjoy working with.  They will be your “coach” during the home buying process.

Why might you need a buyer’s agent?  Remember, the seller will have a seller’s agent representing them, so it is good to have someone advocating for you.  The best part is, generally in North Carolina the buyer’s agent’s compensation is paid for by the seller.  Meaning, having a buyer’s agent to look after your best interest…doesn’t cost you a thing!
