Selling your home can be very emotional. Not only are you leaving a home that you may be attached to, but opening yourself up to constructive criticism from your agent and future buyers, doesn’t always feel the best. A REALTOR will be able to guide you through this transitional period and set you on the right path for home selling success. Selling a home is a team effort between home owner and REALTOR, you need to have an open and honest relationship, you are in this together!
1. Hire a REALTOR.
If you want a job done right, you hire a professional- Real Estate is no different. Selling or buying a home is the largest transaction most people will ever make, so you want an expert to handle this for you…a REALTOR.
They will represent you and sell your home at the highest price and best terms possible. They will market your property to buyers and other agents to educate them on your home and its many features. They will help find comparable sales in the neighborhood to help guide you with a listing price and give suggestions of what needs to be done to your home before putting it on the market.
And once that offer comes in, they will help negotiate the offer and get you to closing, which can be a very arduous process.
2. Know what your goals are.
Once you hire a REALTOR, you need to have an open dialogue with them about what your plan is…Where are you going? Why are you selling? What are your goals?
You need to know the answers to these questions BEFORE you put your house on the market. It will help determine the path you and your REALTOR will take towards getting your home sold.
3. Know what you owe on your house.
This will not dictate how much you list your home for but it will help you decide whether now is the time to sell or not. Just because you owe a certain amount doesn’t mean your house is worth that much.
Your REALTOR can walk you through different options according to your situation. Remember to include not only your mortgage amount but also other liens you may have, like a second mortgage or a home equity line.
4. Set money aside for home improvements.
Your REALTOR will let you know what buyers are looking for and what improvements will help sell your home for the most amount of money in the least amount of time. Isn’t that everyone’s goal?
Make sure your agent is knowledgeable about what will get the most return on your money and what will attract the buyers. Warning! I will guarantee you that your house will look the best it ever has, but don’t fight it and resist doing the upgrades for someone else to enjoy, move forward and don’t look back. You want your house to look the best it ever has before any buyer walks through.
5. Speak to a mortgage lender.
If part of your plan is to get a loan for another home, you will need to speak to a mortgage lender to see how much you qualify for. Be realistic about how much house you can afford moving forward. Just because you “need to” get a certain amount of money out of the sale of your house doesn’t mean you’re going to. This may mean you may not be able to afford “the house of your dreams” but better to know now then after it’s too late!
Once you have done these things you are on track to sign your listing papers and move forward with your sale.
